Taking a "LEEDership" Role

Posted by: Jessica Lacroce, LEED-AP, Sustainability Coordinator

Meyer is excited to announce 1 SDI Drive has received a LEED Silver certification! This NEW 143,000 SF "Class A" office building was developed by Exeter Property Group and designed by Meyer Architects, Inc.

Material conservation strategies such as selecting building materials with high recycled content, as well as materials that are extracted, harvested and manufactured locally, and FSC (Forest Stewardship Council) certified products were key components of the design of the Core and Shell. Additionally, during construction of the Core and Shell, nearly 95% of the waste was diverted from landfills.

Other Sustainability features:
  • Building was designed to save 9% of annual energy costs, due to building siting, superior thermal performance of walls, and efficient mechanical systems
  • Low-flow plumbing fixtures and waterless urinals were selected to conserve water (approximately 35% more than typical plumbing)
  • Smoking is prohibited in the building, and allowed only on site grounds that are 25 feet away from the building.  The building's mechanical systems also have the capacity to monitor carbon dioxide and the HVAC system has been designed with increased ventilation capabilities when circumstances call for it.
  • Large areas of continuous glass were implemented, starting from a sill height of 2'6" and extending up to 12' above the floor to allow daylight permeate the space and present views to the exterior from anywhere in the building.

Have a Seat!

Finding the “perfect fit” is never easy – whether it’s blue jeans or boardroom seating.  When it comes to selecting the “right” chair for our clients, Meyer has it down to a science. Every year, we dedicate October to “Chair Month.” Our entire staff evaluates over 75 different chairs - desk chairs, bar stools, task chairs, lounge seating, etc. -  to help our preferred furniture suppliers and manufacturers improve their product lines, and most importantly, to provide our designers with current information so they can efficiently specify quality chairs to best-suit the unique needs of each project.

Our “Chair Month” evaluation is conducted by each staff member in categories such as ergonomics, aesthetic appeal, upholstery technique and overall comfort.

Where in the World is Buzz Lightyear?

Posted by: Debra Breslow, NCIDQ, Project Manager

With the new lobby design completed at 1650 Arch Street in Philadelphia, I was eager to stop by and snap a few photos, especially to capture the custom-designed artwork by Environmental Artist Tom Deininger!

Permanently on display at the "NEW" 1650 Arch Street lobby (designed by Meyer), you can stop by to see this amazing piece of art in person. Tom Deininger begins his unique creative process by diverting countless unwanted items from landfills -- a.k.a. your old toothbrush, Barbie doll, empty soda bottle, or plastic fork! His work encourages sustainability by transforming junk into one-of-a-kind pieces of 3D artwork that play a little game of "hide-n-seek" every time you walk by.  Look more closely, can you find Buzz Lightyear in there?

One Man's Trash is another Man's...Electricity?

Posted by: Philip T. Burkett, AIA LEED-AP, Project Manager

As designers, architects and advocates for sustainability, we're always looking for fresh innovations to introduce to our clients.  And sometimes our clients "wow" us with the innovations they use in their businesses every day.

Clients like Edgeboro International, Inc. (EII), a company that has specialized in environmental construction and landfill / brownfield remediation for the past 50 years.  I recently had the opportunity to work with EII on the renovation of an out-dated energy generation facility to implement new state-of-the-art equipment and to design a safe separation between the equipment and the office / control room spaces.

What I discovered while working on this project is that the specialized "energy generation equipment" in this facility uses the methane gas produced by the landfill waste and transforms it into valuable sources of energy for the production of electricity, heat, or other fuels. Wow, right? Turning trash fumes into energy?! This waste-to-energy technology has been happening in the US since the 1970s and has been a growing trend. Click Here to learn more...

NeoCon Showstoppers!

Posted by Cindy Carney, Furniture Solutions Manager

Every year, I look forward to perusing the 700-plus showrooms bursting with innovative design products and educational seminars at NeoCon in Chicago. NeoCon is North America's largest design trade show and conference for professional commercial interior designers and architects. It is THE resource in the industry for designers to discover new products and industry concepts to introduce to their clients' projects.

I decided to create my own little furniture gallery of the NeoCon 2011 “Showstoppers” – the best of the best in new office furniture design:

(above) Named Best of Neocon 2011, Halcon’s Motus conferencing table morphs neatly into a compact piece for easy peasy flexibility.

(above) Save space and go mobile with Bivi by Turnstone – quite possibly the most flexible workspace available today.  This workstation can be customized with lounge seating, workdesk and, yes, even a bike rack to offer optimal storage and unique configurations that fit any workstyle.

(above) Allsteel unveiled “Gather,” a new line of collaborative, adaptable lounge furnishings to support a variety of functions.

Spotlight on: Exeter Property Group

Posted by: George T. Wilson, AIA LEED-AP
Principal, Meyer Architects, Inc.

Well-known for its seasoned and successful real estate team, Exeter Property Group has invested in, rehabilitated and managed over $7 billion in properties since its inception, a few years ago.

Recently, Meyer Architects, Inc. provided core & shell architecture services and collaborated with Exeter on revitalizing two 1960s office buildings, which led to two of the largest lease transactions in Philadelphia for the past year: NAVTEQ and DaVita, Inc.

These two buildings at Great Valley Commerce Center in Malvern, PA - 2476 Swedesford Road (single-story 276,000 SF) and 1000 North Cedar Hollow Road (2-story 80,000 SF) – have been transformed into modern, sophisticated, “Class A” design.

2476 Swedesford - the new site of DaVita, Inc.’s headquarters - features a new front façade and lobby, magnificent interior courtyard with sweeping skylights, new cafeteria with stainless steel finishes and a state-of-the-art fitness center.

1000 North Cedar Hollow Road – NAVTEQ’s new headquarters - consists of a new main lobby and entrance canopies, new windows and a retrofit of the stairwell to support a new elevator addition. Meyer Design, Inc. also just completed a 20,000 SF addition to this building to accommodate NAVTEQ’s expanding business operations.

One SDI Drive, located in Plymouth Meeting, PA, is a new one-story, 143,000 SF building constructed on a revitalized brownfield site, targeting for LEED-CS Silver certification. Exeter Property Group and Meyer Architects, Inc. focused on material conservation through a variety of strategies such as selecting materials with high recycled content, materials that are extracted, harvested and manufactured locally and FSC certified products to construct the Core and Shell building. During construction of the Core and Shell building, nearly 95% of the waste was diverted from landfills.  SDI signed a lease in 2010 to fill the majority of the building.

Meyer engages with local students in Design/Build Competition

Posted by: Tim Wanaselja, RA, Project Architect

I recently represented Meyer Design, Inc. in a design/build competition for Carpenters and Architects Training Together (CATT). Students from CHAD & Mercy Vocational High Schools were partnered with a professional architect and general contractor to design and build a “partition." Meyer Design, Inc. was paired with Gilbane Building Company and we guided the design of a computer desk with adjustable shelving and a study area for Mercy Vocational High School in North Philadelphia. We mentored seven students from Mercy throughout the month & a half long design process, which culminated in the building of the “partition” on Friday May 6th, 2011. The seven Mercy students along with the six Carpenters Apprentices were given seven hours to construct the design using only raw materials from a list prepared for the competition and $200.00 of money for any additional materials needed. It was a great event and all four of the groups competing were pleased with their finished products. Check out the video to see a video recap of the day!

Designing for the Community

Posted by: Todd Sell, Project Designer

Meyer Design is excited to step outside of corporate design every so often to work on creative architecture projects that affect the community in a broader, more compassionate way.

The Cancer Support Community of Philadelphia is a not-for-profit organization providing support groups and educational services to inspire hope and enhance the lives of cancer patients and their families. Located in three historic buildings in Fairmount Park, they engaged Meyer Design to upgrade a few buildings on their campus so they could continue to expand services and functions for their members.

This unique project required overall updating, planning and finishes for the Sheep Barn.  The conference room of the Mansion was renovated and a storage room was transformed into a lab. The Ridgeland Barn gained an addition for meetings and events as well as a renovated demonstration kitchen to teach patients how to prepare the proper food for themselves.

Changes to the Cancer Support Community’s historic campus faced multiple approvals from the Fairmount Park Historic Preservation Trust, the Philadelphia Historic Commission and the Philadelphia Art Commission in addition to the standard approvals through the City of Philadelphia

Construction will be complete at the end of May, 2011.

Meyer Design just completed the new 22,000 SF US headquarters for Braskem in the Mellon Bank Center in Philadelphia.  Braskem produces thermoplastic resins, such as polyethylene, that are used to create toothbrushes, baby bottles, household utensils, computer parts, window/door frames, and many other items most of use in our daily living. These renderings were created by Meyer Design's very own technology whiz, Joe Bongartz.

Journey to India

Posted by Dan King AIA, Project Manager

In February, I had the pleasure of volunteering for another trip with Engineering Ministries International (EMI), this time to India. Our task was to design a multi-story facility for the headquarters of a ministry called Transformation India Movement (TIM), which is dedicated to bringing hope and a better future to the inhabitants of Northern India.
Our mission was to design a facility that could house all of their operations in one location, improving coordination, communication within the ministry, and training opportunities. The second half of the trip was spent in Delhi, and at EMI’s India office in Mussoorie, a beautiful place in the foothills of the Himalayas.  We reviewed the projects with the professionals there and made some great recommendations on how we could improve their designs.  The India office will take over the project from here, and issue final Construction Documents to the ministry.

Once their building is complete they will be able to operate more efficiently and branch out to other villages more quickly. The final design was a five-story structure approximately 5,000 SF per floor, which housed a pre-school, training center, offices, guest rooms and much more. We incorporated elements from the local architecture such as balconies and overhangs.
